The RICS Homebuyer report is the most popular report for buyers. It is an economic yet detailed report which is suitable for the majority of residential properties, it clearly presents all findings in an easy to read format.
This RICS Homebuyer report includes:
- description of the condition of each element of the property;
- colour-coded condition ratings;
- comment on defects, and additional advice on repairs and maintenance;
- an overall opinion and summary of condition ratings
- This report does not include a market valuation and reinstatement cost

Building Surveys
A building survey (sometimetimes referred to as a structural survey), is the most comprehensive type of survey and provides you with an in-depth analysis of the property's condition.
It is particularly useful for older, larger or non-traditional properties, those that have been extensively altered, or if the buyer is planning a major conversion or renovation.
The survey will also include advice on specific defects, repairs and maintenance options. Our Building Surveys are detailed and include photographs to illustrate defects where appropriate.
A building survey will typically not include a valuation of the property although Elliott Consultants are fully qualified property valuers and will be more than happy to include this information if required.
A full building survey should provide you with all the information you'll need to decide whether or not you want to proceed with the purchase or pull out because it has identified problems you hadn't anticipated.
Valuations
As RICS Regulated Valuers, we can provide you with a simple valuation to assess the market value of a property for Help to Buy, Shared Ownership/Staircasing, Purchase, Probate/Inheritance Tax, Single Joint Expert, Capital Gains Tax or Matrimonial purposes.

All our valuations are backed as standard by the appropriate level of professional indemnity insurance.

Help To Buy Valuations
If you have a Help To Buy Mortgage and wish to sell or redeem it then you will need to obtain a valuation which meets certain criteria. Elliott Consultants can provide a valuation in the correct format acceptable to HCA Target.
Valuation Requirements
You will need to instruct an independent surveyor and pay for their services. You should instruct a Royal Institution of Chartered Surveyors (RICS) valuation surveyor to value the property.
When instructing the RICS valuation surveyor please ensure you inform them that:
· The Valuer must be registered with the recognised qualification of RICS.
· The Valuer must be independent to an estate agent.
· The report must be on headed paper, signed by the RICS surveyor and addressed to Target HCA.
· The Valuer MUST provide at least 3 comparable properties and sale prices.
· The comparables provided must be like for like in terms of property type, size, and age and within a 2 mile radius to the property that is being inspected.
· The Valuer must not be related or known to you.
· The Valuer must inspect the interior of the property and provide a full valuation report.
· Valuations carried out for bank or mortgage purposes are not acceptable
· A copy of the valuation report must be supplied to Target; the inspection date must be shown on the report.
If the valuation report does not meet the above guidelines, you will be required to liaise with the RICS valuation surveyor for rectification; any additional costs incurred for this will be your responsibility.
Please note: the RICS valuation will only be valid for 3 months. If the transaction does not complete within this time you will need to provide another valuation at your own cost. This further valuation can be a Desktop Valuation from the surveyor who originally inspected your property. It must be conducted and sent to Target within 2 weeks of the original valuation expiring and will only be valid for a further 3 months.
